Seller Paid Home Warranty Plans Adds Value

Seller Paid Home Warranty Plans Adds Value

As a resourceful Houston Real Estate Agent, it’s extremely important to me that the focus remains on my clients' needs well after closing, not just on the sale itself. One layer of that resource and relationship building includes sharing knowledge about opportunities that add tremendous value to both home buyers and sellers.

In any transaction, I seek to negotiate what’s in the best interest of my buyer, seller, and investor clients. There are many advantages to seller-paid home warranty plans in the first year, as well as for a buyer to pay for renewals when they expire.
For starters, these plans are fairly inexpensive while still adding value to your future buyer contract in a competitive market. Offering a home warranty during a pre-existing home sale, or even agreeing to pay for one when you receive a buyer contract, conveys to the buyer that you in good faith stand by the condition of your home and even want to warranty any future repairs that could come up within the first year.

Additionally, home warranty policies foster trust and assurance. The last thing a homebuyer wants to worry about after closing is a malfunction early on in their new home. When life happens, it's always easier to have a safety net in place. Signing on with a trustworthy warranty company certainly helps in that regard. Lastly, it makes the sale attractive for any first-time homebuyer who may have little to no experience in maintaining a home. Many of my clients purchasing property for the first time have never heard of a home warranty or its perks. The most commonly referenced are homeowner insurance policies, that usually carry very high deductibles and do not cover items such as appliances and toilet repair for example.
Some of the items covered in basic seller-paid home warranty plans include the repair and/or replacement of the following:
  • Water Heater
  • Garbage Disposal
  • Ceiling Fans
  • Electrical System
  • Heating & Air Systems
  • Washer/Dryer
  • Refrigerator
  • Dishwasher
  • Doorbells
  • Plumbing Repairs
While it is important to note that the coverage for home warranty plans can vary from state to state as well as from policy to policy, Texas offers an expansive list of reputable firms that are widely respected for honoring claims.
